Orbico Expands Regional Presence at LOGEXPERT’s Zdenčina Logistics Park

Orbico Group has opened its largest and most advanced logistics center in Zdenčina, Croatia, developed by LOGEXPERT through a €40 million build-to-suit project. The 40,200 m² facility features high-density storage for nearly 50,000 pallets and serves as a strategic hub for Orbico’s operations across 20 European countries.

A Landmark Development in Zagreb County

LOGEXPERT is proud to welcome Orbico Group, one of Europe’s leading consumer goods distributors, as the anchor tenant at Logistics Park Zdenčina, a strategically located logistics hub in Gornja Zdenčina, just 28 km southwest of Zagreb. As part of our commitment to delivering state-of-the-art, sustainable logistics infrastructure, LOGEXPERT developed a 40,200 m² build-to-suit facility for Orbico, now serving as the company’s largest distribution center in Europe.

This flagship project is part of a broader logistics campus with a total land area of 162,773 m² and expansion potential of up to 130,000 m² of GLA. The facility supports Orbico’s operations across 20 countries and marks a significant milestone in enhancing supply chain efficiency for global brands such as Procter & Gamble, Nestlé, and General Electric.

Tailored Solutions and Smart Logistics

The Orbico facility was delivered under a built-to-suit agreement following a competitive tender managed by CBRE. The building integrates high-density storage technology provided by Mecalux, accommodating nearly 50,000 pallets and supporting rapid order picking and efficient inventory management. With features like ADR zones, temperature-controlled areas, mezzanine storage, and rooftop solar panels generating 4,699 MWh annually, the facility sets new benchmarks for functionality and sustainability.

Logistics Park Zdenčina: A Prime Industrial Hub

Zdenčina Logistics Park is designed to serve the growing logistics demand in the Zagreb metropolitan region. With direct access to the A1 highway and excellent connectivity to the A3, A2, and Zagreb Airport, the park is positioned to support a wide range of logistics, e-commerce, and regional distribution operations.

Orbico’s long-term lease, spanning 18 years, reflects confidence in both the facility’s performance and the strategic value of the location. Additional buildings within the park, DC1 and the upcoming DC3, are part of a phased development plan that continues to attract top-tier logistics and distribution tenants.
