The Production Plant Osijek is a landmark high-tech industrial development located in the Nemetin Industrial Zone in the city of Osijek, Croatia’s fourth largest urban center. Developed by LOGEXPERT in partnership with global manufacturing leader Jabil Inc., this project represents one of the largest greenfield investments in Croatia’s industrial sector.
Set on a land parcel of 169,671 m2, the project is designed in two development phases. The first phase includes a bespoke, build-to-suit production and logistics facility spanning 48,240 m2 of gross development area (GDA), offering 45,982 m2 of gross leasable area (GLA). The facility integrates advanced warehouse and manufacturing areas (37,199 m2), internal and external office spaces (5,673 m2), and technical zones (3,110 m2). Designed to meet stringent technical specifications with a focus on efficiency, functionality, and sustainability, the building includes cleanroom environments tailored for healthcare manufacturing, energy-efficient systems such as a 3.5 MW/h power plant, and photovoltaic panels for sustainable operations.
A long-term lease has been signed with Jabil Inc., a New York Stock Exchange-listed manufacturing solutions provider with over 250,000 employees across 30 countries. This underpins the project's value and reflects its strategic importance as a regional production hub.
This facility serves as Jabil’s production plant which will support their strategic focus on long-term secular trends and growth in renewable energy, electric vehicles, healthcare, 5G and cloud.
The Nemetin Industrial Zone, where the project is located, is Croatia’s first green industrial zone. It spans 101 hectares and offers full utility infrastructure, proximity to Osijek’s major transport links, including its airport, railways, and river port, and is positioned to support scalable industrial growth. The zone is designated for clean-tech, manufacturing, and logistics operations, making it ideal for blue-chip industrial tenants.
The second phase of the development anticipates an additional 50,322 m2 of GLA, reserved for future expansion to accommodate Jabil’s projected growth.
