Logistics Park Velika Gorica (Zagreb Airport) DC1 - DC4
Logistics Park Zagreb – Velika Gorica is a newly completed, state-of-the-art logistics facility within the highly sought-after Meridian 16 Business Park zone, southeast of Zagreb. The park is strategically positioned just 20 km from Zagreb city center and only 5 km from Franjo Tuđman International Airport, offering direct access to major highway and railway corridors, including the A3 motorway and Corridor X, one of Europe’s key east-west trade routes.
The construction of the first phase DC1 and DC2 was finished in June 2022.
The facility DC3 spans a gross leasable area (GLA) of 9,220 m² and was delivered as a build-to-suit solution for DSV, a global transport and logistics company with over 75,000 employees worldwide. The site includes 10 trailer docks, 42 parking spaces, 12.5-meter clear height warehouse space, and modern office facilities. The property is fully leased under a 10-year triple-net lease agreement.
Constructed in 2024, DC3 incorporates cutting-edge building specifications, a prefabricated reinforced concrete structure, and BREEAM certification for environmental performance. The rooftop solar installation produces approximately 1,264 MWh annually.
Meridian 16 Business Park, encompassing 105 hectares, is one of Croatia’s most advanced logistics zones, home to renowned international companies such as Atlantic Grupa, Eurospin, and Palco. The park benefits from excellent infrastructure, an available skilled workforce, and growing demand from the e-commerce and 3PL sectors, making it a prime logistics hub in the Zagreb metropolitan area.

DC4 is the latest addition to LOGEXPERT’s portfolio within the Meridian 16 Business Park. This state-of-the-art logistics facility spans a gross leasable area of 32,855 m² on a 75,498 m² land plot and was completed in 2024.
The property is fully designed to Class A logistics standards and includes high-spec warehouse space, mezzanine, office and technical areas, along with 218 parking spaces. With a clear warehouse height of 11.25 meters and built-in solar power systems generating an estimated 2,599 MWh annually, the facility combines operational efficiency with environmental sustainability. It is in the process of receiving BREEAM certification and has earned an A/A+ energy rating.
As of early 2025, DC4 is 100% leased under long-term, triple-net lease agreements to five international tenants: HAVI Logistics, DHL, ILS Adriatic Logistika, Iron Mountain, and a newly signed tenant. The average lease term is 9.3 years. The tenant mix reflects strong global and regional logistics operators, with services spanning cold-chain logistics, records management, and automotive parts distribution.
Strategically located within one of Croatia’s largest business zones, DC4 is part of a larger 105-hectare development that continues to attract major tenants due to its infrastructure, workforce access, and scalability.

Construction of the third phase, DC5 and DC6, covering an approximate area of 57.000 m2, started in November 2024. The expected delivery date for this phase is the end of the Q3 of 2025.
