Logistics Park Kukuljanovo

Logistics Park Kukuljanovo is a state-of-the-art logistics and distribution facility developed by LOGEXPERT in the dynamic Kukuljanovo industrial and commercial zone near Rijeka, Croatia’s third-largest city and key Adriatic seaport. Completed in 2023, the park offers 17,606 m² of modern gross leasable area (GLA) built to Class A standards and designed for operational efficiency and environmental performance.

Strategically located just 15 km from the Port of Rijeka and 3 km from the A6 highway interchange, the park is positioned along the Pan-European corridor Vb and offers direct rail and highway access, proximity to Rijeka Airport (20 km), and immediate integration into Croatia’s primary logistics network. This exceptional location supports the movement of goods across the Adriatic, Central Europe, and the Balkans.

The logistics park is fully leased under long-term agreements to two global logistics leaders - Maersk and DSV - through their Croatian subsidiaries. Maersk leases over 14,000 m² (DC1/a, DC1/b and DC1/c) and DSV occupies more than 3,100 m² (DC1/d).

The facility includes 14,252 m² of warehouse space, 1,722 m² of mezzanine, 1,393 m² of office and gatehouse areas, and additional technical zones, complemented by 79 parking spaces (including truck parking). The property integrates rooftop solar panels with an expected annual production of 1,490 MWh.

Currently in the process of obtaining BREEAM certification with a target rating of “Very Good”, the park is a benchmark for sustainable logistics in the Adriatic region.
