Logistics Park Dubnica
Industrial Park Dubnica is a landmark logistics and light manufacturing hub situated in the heart of Slovakia’s “Automotive Valley,” strategically located along the D1 motorway. This premier development was initiated in 2015 following a Europe-wide tender issued by Continental Matador, part of German-based Continental AG—one of the world’s top three automotive suppliers. Invest4SEE was awarded the project and successfully structured a joint venture with a private equity partner, securing development debt financing from Raiffeisen Bank International.
The park's first facility comprises a 91,216 m² building housing 68,454 m² of warehouse space, developed under a 15-year lease agreement with Continental. The facility was constructed by German contractor Goldbeck and reached completion in December 2016. It marks the first phase of what will become a 180,000+ m² next-generation logistics and light industrial campus.
The park benefits from excellent regional positioning, enabling supply chain access to five major automotive production plants—including those operated by Jaguar Land Rover and other leading manufacturers—within a 90-minute drive. With one car produced per 10 inhabitants annually, Slovakia ranks as the global leader in automotive production per capita, making Dubnica a prime location for supply chain and distribution operations.
